courthouse records on a daily basis, matched with appraisal district
records, and verified by various reliable sources, i.e. appraisers,
brokers, buyers, sellers, and the appraisal district. CID-SourceNet and Real Data, Inc. have
joined with Revac, Inc, a 30 year old professional appraisal and tax consulting company, to
provide a service to individual homeowners and commercial property
owners. The TaxStar service
provides the owner an inexpensive means of determining if their property is
over-assessed and eliminates unecessary time consuming tax protest
preparation. The TaxStar reports
are prepared in such a way that if you determine your property is over-assessed,
you can print copies of the report to be used at an informal or formal
appraisal district protest hearing.
After determining that your property is over-assessed you may alternatively
decide that you want a professional tax consultant to present your case at
the appraisal district protest hearing instead of presenting the evidence
yourself. The costs for hiring a
professional tax consultant range from 10%-25% of the actual tax savings
for commercial properties and 30% to 50% for residential properties.
Example: If your property’s assessed value/market
value is $200,000 and you reduce it to $190,000, the tax savings equates to
about $255 or about $25.50 per $1000.
A tax consultant would receive $255 x 30% = $76.50 or $255 x 50% =
$127.50.
